Home & Garden Blog

The idea to build or renovate a home is perhaps one of the most important financial decisions you're ever going to make in your lifetime. With tens of thousands of dollars on the line, you'll want the perfect home that complements your personal taste and style perfectly. Designing the perfect home requires a little effort and a lot of forethought so that you can meet existing and future requirements. When making design plans with home builders, you'll need to ensure that you have everything you want. Here are 3 tips to help you design the perfect home.

Clearly Define Your Requisites

Identify the fundamental requisites of your new home by starting with the basics. This could be everything from your current living arrangements to identifying your future plans to helping designers, architects and home builders turn your ideas into viable housing plans. Think about whether you'll need to upsize or downsize in the future – young couples may want to upsize to meet the demands of growing children, while middle-aged couples may want to downsize once they retire. Once you've identified your individual situation, you can design your house plans around your present and upcoming requisites.

Make Specific Decisions

If you're not firm on your decisions, you may find it hard to decide on a specific house design. You must decide initially whether you want a single or multi-storey home, along with the architectural and building style. For example, do you want a vintage-style or contemporary home Vintage-style homes may require a great deal of Victorian architectural influence with intricate designs and lots of curves – make sure your designers, architects and home builders are equipped to deliver an output based on your expectations.

Once you have made a decision on your home, talk to your home builders about any council building guidelines in your area that may affect your housing design. For example, the Brisbane City Council requires a Building Approval for all home constructions to ensure they meet certain standards like sound construction and design, fire safety, adequate sewers and drainage and minimum energy and water efficiency.

Determine Overall Budget

When you make the decision to build a home, you need to set aside a budget to accommodate the designing, planning and construction – all of which may cause a hefty hole in your pocket, but it's worth the cost for owning your dream home. However, it shouldn't mean that you spend beyond your means because you didn't set an appropriate budget in the first place.

You will need to determine a planning and design budget, which may include the cost of the housing design and the fees of professionals like architects and designers. You'll also need to calculate your construction budget, which includes the cost of all the raw materials required for building along with the fees of professional home builders. You'll need to account for an interior design and completion budget, which includes furniture, fittings and appliances.

Building a new home is a wonderful milestone – it is worth ensuring that your house design reflects your dream home. Follow these tips to work flawlessly with professional architects, designers and home builders to construct the perfect dream home that meets your lifestyle and budget.
